Booking Conditions
Reservations are subject to apartment availability and payment confirmation. To confirm the reservation, guests must make the corresponding payment, according to the terms and conditions of each accommodation.
The amounts for reservation fees, deposits, cleaning fees, and other charges are those advertised at each time on the website for each accommodation. All accommodation requires a security deposit to cover any damage caused to the property and/or condominium. The security deposit will be held at check-in for in-person check-ins, or up to 48 hours before the start of the reservation online for express check-ins. Guests will not be charged any fees; a hold will be placed on the deposit, preventing them from accessing these funds until the hold is lifted.
If there is no damage to the property during the stay, the security deposit will be forfeited upon check-out, using the same credit card, which will occur within 7 days of check-out. If the property is not in the same condition, the security deposit will be withheld until the damages are paid.
The reservation is subject to cancellation if authorization to hold the deposit cannot be granted. Therefore, it is important that guests ensure their credit card is valid and has sufficient funds. If the deposit cannot be held, you will be notified by email or SMS and will have 12 hours to attempt another payment method.
All prices include VAT at the current legal rate.
Payment Options
Payment for reservations can be made by American Express, Visa, or MasterCard.
Guests are also subject to the special rules available at each accommodation.
Pre-Check-In
After completing the reservation, the cardholder will receive an email and/or SMS from Porto Insight Apartments with the reservation confirmation, essential information about the accommodation, and information about additional services (such as shuttle service or extra cleaning service).
Guests must complete a Guest Information Form, which is extremely important for preparing their stay. The Accommodation Bulletin will specifically request the arrival time, the total number of guests staying—so that we can provide the appropriate amount of bed linen and towels—as well as mandatory information about foreigners and border services.
Guests must indicate the exact number of guests on the Accommodation Bulletin. The number of guests specified in the reservation cannot exceed the number of guests currently staying in the accommodation. If the number of guests exceeds the limit, Porto Insight Apartments reserves the right to require guests to vacate the accommodation without any compensation or refund of fees paid.
Porto Insight Apartments is not responsible for incorrect or non-completed information on the Accommodation Bulletin. Any attempt to alter and/or violate the original information will invalidate the Accommodation Bulletin and will result in cancellation of the reservation.
Cancellation Policy
After the reservation is confirmed, the following fees will apply in case of cancellation:
a) The guest will pay 50% of the total reservation amount if canceled up to 30 days before check-in;
b) The guest will pay 100% of the total reservation amount if canceled less than 30 days before the check-in date.
In the event of overbooking (i.e., simultaneous reservations for the same accommodation) in the accommodation reserved by the guest, the guest expressly acknowledges and agrees that Porto Insight Apartments may rebook the reservation to an accommodation of the same category (in any case, ensuring that the quality of the accommodation provided is not inferior to the accommodation reserved by the guest), at no additional cost to the guest and without, for this reason, being entitled to any compensation from Porto Insight Apartments.
Conditions of Stay
The reservation holder must be at least 18 years old and remain in the reserved accommodation for the entire stay. Guests under 18 years of age may only stay if accompanied by an adult who is the reservation holder.
The reservation holder must provide a telephone number and email address.
Pets (of any breed, size, or age) are not permitted at Porto Insight Apartments, and Porto Insight Apartments reserves the right to require guests to leave the accommodation without compensation or refund of fees if an animal is found inside.
Smoking is not permitted inside the accommodation.
Under Article 45, paragraph 1, paragraph a), of the Convention for the Application of the Schengen Agreement, the accommodation of foreign citizens must be notified to the Immigration and Borders Services, which includes all guests who are not Portuguese citizens. To this end, all guests with foreign nationality must provide all necessary identification information.
Guests must notify Porto Insight Apartments of any damage to the accommodation, contents, equipment, or fixtures that occur during their stay, even if they consider the damage to be normal wear and tear and not their fault.
Additional Services
Porto Insight Apartments offers several additional services to guests, such as private transfers, cleaning services, and cribs.
All additional services are provided upon request and are subject to availability.
Porto Insight Apartments is not responsible for any services provided by third-party vendors.
Check-in and Check-out
At check-in, identification documents will be requested from the person responsible for booking, as well as from all foreign guests, to confirm the information provided.
Unless otherwise agreed, the accommodation will be occupied on the check-in date between 3:00 PM and 8:00 PM.
In the event of a late check-in – after 8:00 PM – express check-in may be available, and guests must confirm this option with Porto Insight Apartments in advance. Express check-in service requires guests to complete the Accommodation Bulletin in advance.
For late check-ins, and when express check-in is not possible, a flat fee of €30 will be charged, which must be paid at check-in.
Check-out is at 11:00 AM, and all guests must vacate the accommodation at the scheduled time. Guests are asked to inform their desired check-out time if departing before the scheduled time.
If a Porto Insight Apartments staff member is unable to attend check-out, the guest may leave the keys on the main table inside the accommodation and lock the door. The guest should NOT leave the keys in the lock.
If the guest refuses to leave, Porto Insight Apartments reserves the right to enter the property, remove their belongings, change the locks, and take any other necessary measures. (The guest will be responsible for the costs of such actions.)
Any changes to check-in and check-out dates and times must be confirmed by Porto Insight Apartments. In case of delays without prior notice and confirmation from Porto Insight Apartments, a fee equivalent to the daily rate of the security deposit will be charged.
At check-in, Porto Insight Apartments provides only ONE set of keys, and guests should be careful not to lose them or leave them inside the apartment. Guests must return all keys upon check-out.
Additional fees will apply for lost or locked keys. Fees are charged as follows:
Lost keys (price per key) – 30 euros
Emergency visit (between 9:00 AM and 6:00 PM) – 10 euros
Emergency visit (between 6:00 PM and 9:00 AM) – 25 euros
If a locksmith service is required, the guest will be responsible for the full amount charged by the service provider.
The service provider's fee is based on complexity, materials, time spent, and other variables.
Porto Insight Apartments is not responsible for any items left inside the apartment after the guest's departure. Any belongings found in the apartment can be returned upon request. The guest is fully responsible for all expenses related to the return of their belongings.
Cleaning, Linens, and Towels
The accommodation will be cleaned and disinfected before guests' arrival. Porto Insight Apartments' basic service includes a set of towels, bed linens, some toiletries, and coffee.
Additional cleaning services and products, including linen and towel changes, are available for an additional fee.
Guests must keep their accommodation as organized and clean as possible, returning it to Porto Insight Apartments upon check-out in the best possible condition so that Porto Insight Apartments can conduct its usual procedures before welcoming the next guest.
Guests should not leave trash inside the accommodation, near the door, or outside the building (when applicable). They should use the designated street containers.
Accommodation Equipment, Furniture, and Items
If any device is not working or if guests are unsure how to use any equipment in the accommodation, please contact the host responsible for Porto Insight Apartments.
No changes to the accommodation or its contents are permitted.
All items found in the accommodation belong to the owner and must not be moved or removed from the property during the stay.
Maintenance and Special Requests
All problems with the accommodation (e.g., electrical issues, equipment failures, water leaks) should be reported immediately to Porto Insight Apartments by email or phone.
Depending on the issue, resolution may take up to 72 hours or more if third-party services are required. Respecting guests' privacy, Porto Insight Apartments reserves the right to access the accommodation at any time, if necessary, for inspections, repairs, and emergencies.
Extra beds and cribs can be ordered in advance but are subject to availability.
Noise, Illegal Activities, Security
According to the law, the nighttime rest period is between 10 PM and 8 AM, so guests must remain silent.
Guests must not disturb neighbors, especially by opening or closing the door to the accommodation or the door to the building where it is located (where applicable).
Reservations for illegal or immoral activities are not accepted.
The guest named in the booking confirmation email will be responsible for the behavior of the entire group and agrees to refrain from any illegal activity.
Guests are not authorized to invade the owner's privacy or publish any information that could allow third parties to identify the property address or the owner's identity (even if such information is already public).
Guests are solely responsible for their own safety during their stay at Porto Insight Apartments. Guests must listen to all instructions or explanations provided by Porto Insight Apartments upon check-in.
If a guest becomes aware of anything during their stay that they consider a health or safety risk, they must inform Porto Insight Apartments immediately. When leaving the accommodation, guests must ensure that gas appliances, closed windows, air conditioning, central heating, and lights are turned off.
Responsibility
Porto Insight Apartments' service is legally limited to its accommodation and the relationship with guests during their stay. Porto Insight Apartments is not responsible for any occurrences outside the confines of the accommodation, such as cleaning and maintenance of the building, external noise, construction work, neighbors, or any other matter not related to the accommodation itself.
Accommodation photos and descriptions are produced by Porto Insight Apartments. Minor changes to the accommodation may occur compared to the photos on the website, without compromising their general conditions or amenities.
Porto Insight Apartments will not compensate guests, refund fees, or transfer them to other accommodation based on their appearance or surroundings. It is the guests' responsibility to ensure, before booking, that the area or neighborhood they choose to stay in is to their liking.
Porto Insight Apartments is not responsible for any damage, whether direct or indirect, that may occur during a guest's stay at the accommodation, such as personal injury, theft, robbery, or criminal behavior, losses due to fire or misconduct, etc. The same applies to any deficiencies in the gas, electricity, water, telephone, or internet supply.
All thefts, robberies, or any criminal behavior must be reported immediately by guests to Porto Insight Apartments, as well as to the appropriate police or judicial authorities.
Porto Insight Apartments is not responsible for potential delays, accidents, losses, or changes in schedules or rates related to the services of our suppliers. Porto Insight Apartments is not responsible for errors and/or omissions, third-party misrepresentations, disputes between guests and third parties, or the content of external links other than the one used for the reservation.
If guests fail to comply with these terms and conditions, or in the event of misconduct on their part, Porto Insight Apartments reserves the right to require them to vacate the accommodation without any compensation or refund of fees paid.
Legislation and Acts of God
This contract is between guests and Porto Insight Apartments, which is duly authorized to arrange the rental of the accommodation. This contract grants guest’s permission to occupy the accommodation for the period and under the terms agreed upon.
Guests are not tenants of the accommodation and do not retain exclusive ownership thereof. In the rare event that reserved accommodation becomes unavailable due to damage caused by circumstances not attributable to Porto Insight Apartments, such as water or gas leaks, Porto Insight Apartments will not be liable for any inconvenience caused. However, it will take all necessary measures to transfer the guest to accommodation with similar characteristics.
If guests do not accept the change, the full amount (excluding costs for the days the apartment was used by the guest, if applicable) will be refunded, but neither the owner nor Porto Insight Apartments will be liable to guests for any additional amount related to the cancellation of the reservation. Porto Insight Apartments is not responsible for theft of items left in the accommodation.
Changes and Applicable Law
Porto Insight Apartments reserves the right to update its terms and conditions at any time, as necessary. It is the responsibility of the parties to use the Porto Insight Apartments service to review these terms and conditions in case of changes before making a reservation.
By agreeing to use the Porto Insight Apartments service, it is understood that the guest accepts any changes and that all parties will comply with them. These terms and conditions do not affect the rights of guests.
These terms and conditions are subject to Portuguese law. The Portuguese courts have exclusive authority in legal proceedings related to any accommodation reservation with Porto Insight Apartments.
